RealTrimmer adding extra seconds

I'm trying to trim a number of mp4 videos using RealTrimmer. Occasionally, when the start time to (for example) 4:20 and then save the trim, it adds an additional 10 seconds to the beginning, effectively starting the trim at 4:10. I've tried different start times, different end times and different durations, but it resolutely adds the extra 10 seconds each and every time. This means that I can't get a consistent edit for these videos. HELP!!!!!! By the way, I am using RealTrimmer in exactly the same way each time - sometimes it works, sometimes it adds the 10 seconds.

UPDATE - I've just tried it again. The clip duration in RealTrimmer states my trim lasts 1:51 seconds. The saved trim gives a duration of 2:04, an increase of 13 seconds. HELP AGAIN!!!!!!!!!

  UPDATE part 2 - just tried again from scratch. Original video is 1:04:11 in duration. Trim starts at 35:18 and ends at 49:52. Duration according to RealTrimmer is 14:33 (must be rounding). I've saved the trim and the saved video duration is... 14:50. Where is RealTrimmer finding these extra 17 seconds to add? And why does it do it on certain videos and not on others?
